About these terms

By instructing us, you agree to these terms. Please read them carefully.

What we do

We provide property research, analysis and buyer-side support. Our services are:

What we do not do

We are not a regulated financial adviser, mortgage adviser, tax adviser, solicitor or surveyor, and nothing we provide is regulated financial, mortgage, investment, tax or legal advice.

Our research does not replace a survey, a valuation for lending purposes, a legal title check or a conveyancing search. You should obtain appropriate professional advice before committing to a purchase.

Your responsibilities

You are responsible for the accuracy of the information you give us, for making your own decision on any property, and for instructing your own solicitor, surveyor, broker and other advisers. Our work supports your decision; it does not make it for you.

Fees and payment

Fees are as quoted at the point of instruction and are stated on our Buyer Support page as starting prices. The final fee depends on the scope agreed with you and is confirmed in writing before work begins.

Payment terms are [PAYMENT TERMS]. Work begins once payment or an agreed deposit is received.

Cancellation and refunds

Where you are a consumer, you normally have a 14-day right to cancel a contract entered into at a distance. If you ask us to begin work within that period, you may be charged for what has already been done. Once a piece of research has been delivered, it cannot be refunded.

Cancellation terms for ongoing services are set out in your engagement confirmation.

Third-party data and the limits of our research

Our research draws on third-party sources including property portals, HM Land Registry data, and information supplied by estate agents, sellers and other parties. We take reasonable care in using these sources but we cannot verify or guarantee their accuracy or completeness.

Valuations, fair-value ranges, rental estimates and market commentary are opinions based on the information available at the time. They are not formal valuations and may differ from a lender's valuation, a surveyor's opinion or the price ultimately achieved.

Investment figures

Where we present yields, rental income, deposit requirements or illustrative levered returns, these are estimates based on stated assumptions about price, rent and financing. They are not forecasts, promises or guarantees.

Actual costs, income, financing terms and returns will vary. Property values and rental income can fall as well as rise, and your ability to borrow depends on terms available to you. We do not advise on the suitability of any investment for your circumstances.

Referral fees

We may introduce you to third parties such as solicitors, brokers or property managers. Where we receive a referral fee or commission for an introduction, we will disclose this to you before you proceed.

Intellectual property

Reports, analysis and other materials we produce remain our intellectual property and are licensed to you for your own use in connection with the purchase they relate to. Please do not publish or redistribute them without our written permission.

Liability

Nothing in these terms limits our liability for death or personal injury caused by negligence, for fraud, or for anything else which cannot lawfully be limited.

Subject to that, our total liability in connection with a piece of work is limited to the fee paid for it, and we are not liable for indirect or consequential loss, or for loss of profit or opportunity.

Nothing in these terms affects your statutory rights as a consumer.

Governing law

These terms are governed by the law of England and Wales, and the courts of England and Wales have exclusive jurisdiction.
